  • Overview

    Complete Building Services, (CBS) is in search of a Project Manager (PM) for a 200,000 sq. ft. building in Washington. The PM is responsible for all contract requirements and maintaining a safe and healthy work environment for all employees, contractors, at the assigned contract building locations. This includes maintaining all specified equipment included in the contract. The PM is responsible for coordinating with the building owners on matters that affect Leased and occupied spaces.

    • Oversee all building service work order requests and the assignments to respective parties to address and resolve all issues
    • Ensure all applicable codes & guidelines are followed when performing services and work required by contract and when developing and implementing preventative and predictive maintenance program
    • Oversee and participate in required Quality Control guidelines to insure proper performance of all required Preventive Maintenance, Inspections and Services (PMIS) work on customer owned Mechanical, Electrical and Plumbing (MEP) systems, equipment, devices, appliances and accessories, including any dedicated Fire Suppression systems, dedicated HVAC units, and tie-ins to base building systems

    • Maintain a list of critical parts to insure the continued business operations at the site. Oversee the preventive maintenance, inspection and service (PMIS) record file to insure documentation is maintained in legible, complete, orderly, timely and accurate manner

    • Provide support and maintenance to all office design and space standards, including minor repairs to building components and systems furniture including refinishing and repairs not included under applicable warranty coverage, modifications to existing office furniture configurations

    • Support the Lock and Key Program managed by Office of Security. Respond to all key and core issues and file cabinet key core replacement. Order locksmith supplies to maintain proper inventory designated by Office of Security

    • Provide services that support preparation, coordination, and scheduling of all office spaces for new employees and personnel moving between offices

    • PM is responsible to provide COR a monthly report showing status breakdown of all open and closed work orders received and processed. Report will display trends in emergency calls and work categories including any sub-contract work



    • Must possess a minimum of five (5) years supervisory experience in the management of building/ property operations and maintenance in facilities of more than 200,000 square feet
    • Shall be available for emergency contact via cell phone twenty-four hours (24) a day, seven (7) days a week, 365 days a year

    • Able and available to work flexible hours as required in response to emergency situations
    • Experience and knowledge of providing service as a contract vendor/ employee to commercial and/ or government entities
    • Prefer Real Property Administrator certification, and BOMI FMA certificate
    • Successful management of facility maintenance personnel
    • Knowledge of contract and billing in a service provider role
